why?
That would depend on the purpose of the ad, and who the market was for. Work out the median and mean and look at the difference between the two. If you are wanting to attract the higher paying market, use the higher value. Visa versa if wanting to attract the lower paying market. However, canny investors will want to know the median more than the mean (because one big sale can unrealistically increase the mean, while it wont do a thing to the median). I note that there is a group of high priced condos and low priced condos, but the median is among the group of high priced condos, so this may trick typical investor who knows about means but doesn’t really understand distributions.
